Job Description

As Maintenance Technician, you are responsible for performing repairs, troubleshooting and performing preventative maintenance at assigned property. You will also maintain and improve operating condition, quality and integrity of all building systems and building appearances. Pay rate is $16 to $18/hour. This is a 3 month project with possibility of permanent hire.

Job Requirements

Essential Job Functions:

  • Perform repairs, troubleshoot systems, complete preventative maintenance, and set preventative maintenance schedule for areas of responsibility.

  • Respond to all service requests within a 24-hour time frame and completes repairs as directed and in a timely and professional manner.

  • Adhere to standardized diagnostic approaches for preventative maintenance, system troubleshooting, HVAC systems, and electrical circuits.

  • Participate in on-call emergency rotation and responds to emergencies as needed

  • May assist in training level l Maintenance Technicians.

  • May inspect vacant units, ensuring turnovers are completed in a timely manner.

  • Ensure tools and equipment are in optimum condition.

  • May inspect subcontracted service providers' work, and document work and product quality.

  • Walk the grounds and common interior areas daily, removing litter and debris from lawns, planting beds, parking areas, sidewalks, ramps, and indoor spaces.

  • Inspect property marketing landmarks such as monument signage and lighting, flags, banners, bandit signs, etc.

  • Remove snow and ice from sidewalks, walkways, steps, and driveways.

  • Attend and complete all required training.

  • Comply with all company and OSHA safety standards.

  • Present a professional and courteous manner to all residents, vendors, contractors and co-workers.

  • Report suspected lease violations to Community Manager (pets, fire, safety, etc.)

The qualified candidate will:

  • be punctual and dependable

  • have a high school diploma or GED; or equivalent combination of education and experience

  • have 3-4 years general maintenance experience

  • have a strong working knowledge of HVAC, electrical, plumbing, appliance repair, swimming pools and carpentry

  • be EPA and/or HVAC certification preferred
