Purpose

The Estimator – Project Manager will be responsible for completing estimates for construction projects including quantity survey/pricing/budgeting/cost analysis, working drawing estimates, proposal/bid or GMP estimates, systems comparisons, historical cost reports, and cost analysis alternatives. In addition, this person will provide superior service to owners/architects/engineers, participate in the preconstruction process, and advise on issues that pose a potential cost or schedule problem.

Job Responsibilities

  • Analyze blueprints and other documentation to prepare timeframes, costs, materials, and labor estimates.

  • Prepares bid packages, estimates, design development budgets, analyzes subcontractor bids, etc. Gathers, calculates and compiles data for use in conceptual/bid proposal estimates, and prepares routine estimates under general supervision. Maintains current, accurate information on prices from suppliers and contractors through direct contact, written materials, sales brochures, price lists, etc.

  • Establish pricing and conduct feasibility comparisons on changes and comparisons to cost estimates.

  • Responsible for providing the client with accurate estimates and value engineering; inclusive of weekly client update reports for distribution to client and management.

  • Confer with engineers, architects, owners, subcontractors and subcontractors on changes and adjustments to costs estimates. Conduct negotiations.

  • Consult with clients, vendors, and internal project team members to discuss and formulate estimates and resolve issues.

  • Solicits, interviews and pre-qualifies subcontractors. Manages a database of qualified subcontractors capable of worksite completion. Chooses appropriate subs for projects, eliminates poorly qualified subs and manages process goals.

  • Abstract bids and coordinate subcontractor bid process and results.

  • Establish and maintain strong relationships with building partners (i.e., subcontractors, architects, etc.)

  • Participate in presentations to prospective clients when necessary.

Education/Experience

  • High School Diploma; Associates or Bachelors Degree in Construction, Construction Management, Engineering, or related field (a plus).

  • 3 to 5 years’ experience in commercial estimating.

  • Demonstrated success at forecasting material, equipment and manpower.

  • Demonstrates proficiency in scheduling complete preconstruction effort; including all estimate milestones, durations, and identifying long-lead items and other needs.

  • Demonstrated experience reading plans and planning Take Offs.

  • Good communication and team skills are required.

  • Proficient in Microsoft Excel. Experience with scheduling software such as P6, Microsoft Projects, Timberline Sage, etc. would be a plus.

  • Design-build experience with the ability to estimate costs based on conceptual ideas and no construction documents.
